A turnkey project covers every phase of a commercial space fit-out: from space design and permit processing to full construction, including electrical work, plumbing, HVAC, finishes, joinery and furniture. The goal is for the owner to receive a space that is completely ready to trade, without having to coordinate multiple separate contractors.

The main factors include: the size of the premises, the complexity of the required installations (especially for hospitality and healthcare), the starting condition of the space (shell, semi-fitted or refurbishment), permit processing times at the relevant town hall, and the availability of specialist materials or equipment. Each project is assessed individually to establish a realistic schedule.

For certain types of business and depending on the scope of the works, it may be possible to plan the construction in phases to allow partial opening while the remaining areas are completed.
